Meet Rich Tyson: From Rochester Winters to the Gulf Coast
Real estate has been in my blood for as long as I can remember. I grew up in Rochester, New York, in a family of Realtors, so I learned early that this business is not really about houses at all. It is about people, and about the enormous, emotional, once-in-a-while decisions they trust you to guide them through. That lesson shaped everything about how I work today on Florida’s Gulf Coast.
A Second-Generation Realtor
Watching my family work, I saw the difference between an agent who chases a commission and one who earns a client for life. The good ones answered the phone. They told the truth even when it was not what someone wanted to hear. They treated a first-time buyer with the same care as a luxury seller. By the time I earned my own license, I already knew the kind of Realtor I wanted to be, and just as importantly, the kind I did not.
I spent more than a decade building my career in New York, and I still own a real estate brokerage there. That New York foundation matters more than you might think, because so many of the people I help on the Gulf Coast are making the exact same journey I did.
Why I Made the Move
Anyone who has lived through a Rochester winter understands the pull of Florida. For me it was more than the weather. It was the lifestyle. Sarasota has world-class beaches, a genuine arts and dining scene, no state income tax, and a pace of life that feels like a permanent exhale. I came down, fell for it the way my clients do, and never looked back.
Today I live here with my wife, our daughter, and our two Boston terriers. This is not a market I studied from a brochure. It is my home. I know the barrier islands, the mainland neighborhoods, the school lines, the flood zones, and the little details that separate a good buy from a great one. When I tell you a street is special or a listing is overpriced, it comes from actually living here.
What I Do Differently
Everything I do runs on four words I call RISE: Responsiveness, Independence, Self-Motivation, and Ethics. Responsiveness means your calls and texts get answered, not ignored. Independence means I work for you, not a franchise quota. Self-motivation means I chase the deal so you never have to chase me. And ethics means straight answers and your interests first, every single time.
Because I am licensed in both New York and Florida, I can help you sell up north and buy down south, coordinating both ends of the move so nothing falls through the cracks. And for buyers who cannot fly down for every showing, I run live FaceTime and video walk-throughs, touring homes with you in real time as if you were standing in the room. It is the closest thing to being here without being here.
More Than an Agent
Buying or selling a home can be one of the most stressful things you do, and I see it as my job to take that stress off your plate, not pile more on. I explain every step before it happens, I return every call and text, and I tell you the truth even when a home is not right for you. I would rather lose a sale than watch a client make a mistake they will regret. That is not a marketing line for me, it is how I was raised in this business.
Maybe that is why so much of my work comes from referrals and repeat clients. When you treat people right, they send you their family and their friends, and there is no higher compliment in this job. My clients are not transactions to me. A lot of them become friends I still grab dinner with years after we closed, and that is exactly how I like it.
It also means I am there long after the keys change hands. Need a great contractor, a doctor, a school recommendation, or just an honest opinion on a renovation? Call me. I want you to love your home and your life here, and I stay in your corner well beyond the closing table.
Who I Help
A lot of my clients are relocating, especially from Buffalo, Rochester, and across Western New York down to Sarasota, Bradenton, and Tampa. I have made that move myself, so I understand the questions behind it: the taxes, the insurance, the homestead exemption, and whether your money really does go further down here. It does, and I walk people through all of it in my complete New York to Florida relocation guide.
Others are already here and simply want to upgrade between our incredible Gulf Coast communities, from Siesta Key and Longboat Key to Lakewood Ranch. I hold a Luxury Homes Certification along with the GRI, RSPS, e-Pro, and SFR designations, so whether you are buying your first condo or a waterfront estate, you are getting an agent who has done the work and knows the territory.
Beyond the Transaction
When you spend as much time on camera around town as I do, you meet everyone. I love shining a light on the local restaurants, business owners, and hidden gems that make this place special, and I am always happy to share where to eat, where to unwind, and where to find your people. If you want a head start, here are the Sarasota restaurants I send every new client to.
At the end of the day, a house is just the beginning. What I am really helping you find is a life, and I do not take that lightly. My promise is simple: do the work, tell the truth, and put you first.
