New VA Clinic Coming to Lakewood Ranch Boulevard: What Veterans Should Know
Big news for veterans on the Gulf Coast. The U.S. Department of Veterans Affairs has confirmed plans for a new two-story outpatient clinic at 2390 Lakewood Ranch Boulevard, near Fruitville Commons. Announced at roughly 135,000 square feet, it is projected to serve more than 120,000 veterans a year across Sarasota and Manatee counties, according to Military.com. For veterans who live here, and for the many who are thinking about moving here, it is a meaningful investment in care close to home.
What’s Being Built
The new clinic will replace the current Sarasota VA Clinic on Bee Ridge Road and will be operated by the Bay Pines VA Healthcare System. A private developer, CMI Cullinan JV LLC, will build and own the building, and the VA will lease it. Cullinan JV is a joint venture between Cullinan Properties and Construction Managers, Inc., which the VA describes as a Service-Disabled Veteran Owned Small Business.
According to the VA and local coverage, services are expected to include:
- Primary care, with expanded capacity
- Mental health care
- Dental, audiology, and optometry (an eye clinic)
- Prosthetics, laboratory, and pharmacy services
- Physical and occupational therapy
- Telehealth, plus ancillary and diagnostic services
The VA says the space will let Bay Pines fully implement its Patient Aligned Care Team model, a coordinated, team-based approach to primary care.
When It Opens
This is a long-term project. Construction is expected to begin in 2027, with completion expected by 2029. The Observer reports that the first patients are expected in fall 2029 and that the clinic will have about 200 employees. Until then, the current Sarasota VA Clinic at 5682 Bee Ridge Road remains open.
“This future VA clinic serves as a symbol of our steadfast commitment to provide veterans nothing less than the care they deserve,” Bay Pines VA Medical Center Director David VanMeter said in a statement.
A Second Clinic in North Port
This is actually the second VA initiative in Sarasota County. The VA has also broken ground on a new 28,000-square-foot clinic in North Port, projected to open in August 2027. It will replace the existing VA clinic in Port Charlotte and serve more than 10,000 veterans a year, according to Military.com. For veterans in the south county and Venice area, that is good news too. If that part of the county interests you, see my guide to living in Venice, Florida.
Why It Matters for Veterans Who Live Here
Veterans in our area have told local reporters about regularly driving to St. Petersburg for care. A larger clinic with more specialty services in one place could mean fewer of those long drives. One retired VA employee told ABC7 Sarasota he expects it to be similar to the VA facility in Cape Coral, essentially a small hospital.
Access to good health care is one of the first things people ask me about when they consider moving here. I put together a full Gulf Coast healthcare guide that covers the hospital systems and specialty care in the region.
Why It Matters for Real Estate
The location is worth noting. Lakewood Ranch Boulevard near Fruitville Commons is one of the fastest-growing parts of the region, and a major new medical facility tends to bring jobs and draw residents who want to be close to care. If you are a veteran looking at homes, being near the future clinic may be on your list, and the areas around it are worth a look. My Lakewood Ranch community guide and Lakewood Ranch vs. Palmer Ranch comparison are good starting points.
Florida Property Tax Benefits for Veterans
If you are a veteran thinking about buying in Florida, it is worth knowing that the state offers several property tax benefits on top of the regular homestead exemption. Eligibility depends on your situation and your VA disability rating, so confirm the details with your county property appraiser. The main ones are:
- Total and permanent service-connected disability: under section 196.081, Florida Statutes, a qualifying veteran’s homestead can be exempt from ad valorem property taxes.
- Disability rated 10% or more: section 196.24 provides an additional $5,000 exemption for qualifying veterans.
- Combat-related disability, age 65 or older: section 196.082 provides a homestead tax discount equal to the percentage of a qualifying permanent, service-connected disability.
These stack with Florida’s newly expanded homestead exemption, which voters approved this week. I break down what that means in my post on Amendment 3 passing.
Frequently Asked Questions
Is the current Sarasota VA Clinic closing now?
No. The new building is a replacement that is still years away. The current Sarasota VA Clinic at 5682 Bee Ridge Road remains open, and you can find its services and hours on the Bay Pines VA website.
Where exactly will the new clinic be?
At 2390 Lakewood Ranch Boulevard, near Fruitville Commons, east of I-75 in one of the region’s fastest-growing corridors.
How do I get started with VA health care?
If you are not enrolled yet, you can apply through VA.gov. If you are moving to the area and already use VA care, contact the Bay Pines VA Healthcare System about transferring your care to a local clinic.
Can I use a VA home loan to buy here?
VA-backed home loans are a federal benefit, so eligible veterans can use them to buy in Florida just like anywhere else. A lender experienced with VA loans can walk you through eligibility and the certificate of eligibility. I am happy to connect you with one.
Do the veteran property tax benefits apply automatically?
No. You apply through your county property appraiser, usually alongside your homestead application, and you will need documentation of your VA disability rating. In Sarasota County, start with the Sarasota County Property Appraiser.
Thank You, and Let’s Talk
To every veteran who calls the Gulf Coast home: thank you for your service. This clinic is a long time coming, and it is great to see the investment headed our way. If you are a veteran thinking about buying or selling here, or relocating from out of state, reach out. I would be glad to help you find a home close to the care and the community you want.
